Follow This Is Boise

The spring residential real estate season in the Treasure Valley is officially underway, marked by the return of the Boise Area Parade of Homes. Organized by the Building Contractors Association of Southwestern Idaho (BCASWI), the 2026 spring event is scheduled to run from May 2nd through May 17th.

As the region’s largest showcase of new construction, the Parade provides a comprehensive look at the latest architectural trends, interior design movements, and building technologies currently shaping the local market. For those tracking the Boise housing market or planning a future build, it serves as the primary benchmark for local craftsmanship.

The Builder to Watch: Biltmore Co.

A consistent highlight of the tour is Biltmore Co., which enters the 2026 season as the defending champion. They secured the “People’s Choice Award” in 2025 for “The Carmell” in the Riverstone community, marking their third consecutive win (2023, 2024, and 2025).

While specific entries for 2026 are unveiled with the official map, expect Biltmore to defend its title with homes that emphasize high-end finishes and intentional, modern floor plans. You can find their specific 2026 locations by searching for them within the official event app.

Parade Etiquette & Visitor Guidelines

Because these are high-end showcases—and often already sold to local families—there are strict guidelines to keep the homes in pristine condition:

  • Footwear: No bare feet allowed. You may be asked to remove your shoes or wear provided booties. It’s recommended to wear comfortable, easy-to-remove shoes and carry them with you, as many exits lead through the garage.
  • Hands-Off Policy: Please do not touch furniture, surfaces, or fixtures.
  • Children & Strollers: No strollers are allowed inside the homes. While families are welcome, the BCASWI urges parents to consider leaving younger children at home due to the delicate nature of the displays.
  • No Food or Drink: Outside food and beverages are prohibited inside the homes.
  • Stay Off the Grass: Many of these homes have newly planted (and often wet) landscaping. Please stick to the walkways.

Make a Day of the Parade

The 2026 Parade of Homes is spread across the valley, so we recommend grouping your visits by city to avoid spending the whole day in the car.

  • The Eagle/Star Route: Spend the morning touring luxury builds in Eagle’s Riverstone or Legacy communities, then grab lunch at a local spot like Coyne’s or Bardenay.
  • The South Meridian/Kuna Route: Check out the newest suburban designs before heading over to The Village at Meridian for some post-tour shopping and dinner.

Whether you’re looking for your next home or just looking for some kitchen remodel inspiration, this year’s lineup is sure to impress.
